Philippine home prices slow to 1.9% in Q3 – BSP

Growth in Philippine residential property prices slowed to its weakest pace in more than a year, the Bangko Sentral ng Pilipinas (BSP) said on Friday.

The Residential Property Price Index (RPPI), which tracks average housing unit prices, rose 1.9 percent year-on-year in the third quarter of 2025, down sharply from 7.5 percent in Q2.

Prices in the National Capital Region (NCR) led the increase with a 2.3 percent gain, while areas outside NCR (AONCR) rose 1.6 percent.

Single-attached/detached houses, townhouses, apartments, and duplexes grew 1.9 percent, compared with 1.4 percent for condominiums.

The BSP said the RPPI is a key tool for monitoring the real estate and credit markets.

Leechiu Property Consultants cited renewed buyer activity and fewer project launches as factors supporting the market, even as affordability and modest rental gains limited growth.
